The JCT 98 and JCT 05 standard forms of contracts

The Joint Contracts Tribunal (JCT) was established in 1931 and has for 75 years produced standard forms of contracts, guidance notes and other standard documentation for use in the construction industry. It is recognised as being the major supplier (now through its new publisher, Sweet & Maxwell) of contracts to the construction industry.
The JCT has eight member bodies representing a broad section of the industry and its users. These members include the British Property Federation, the Construction Confederation, the Royal Institute of British Architects, and the Royal Institution of Chartered Surveyors. |
Commonly used forms within the JCT family of contracts
- JCT 05 Standard Building Contract has superseded the
- JCT 98 Standard Form of Building Contract

This Form of Contract is intended for larger projects where the Employer has engaged a professional consultant to advise on and to administer its terms.

- JCT 05 Major Project Construction Contract has superseded the
- JCT 98 Major Projects Form
|
This Form of Contract is intended for larger projects being carried out by experienced users and knowledgeable contractors who require limited procedural provisions.

- JCT 05 Design and Build Contract has superseded the
- JCT WCD 98 Standard Form of Building Contract With Contractor’s Design
|
This Form of Contract is intended for projects where a Contractor designs and builds the works for an agreed Lump Sum.

- JCT 05 Intermediate Building Contract has superseded the
- IFC 98 Intermediate Form of Building Contract
|
This Form of Contract is intended for those projects in the range between those for which the JCT 05 Standard Form of Building Contract and those for which the JCT 05 Agreement for Minor Building Works Contract would be used. The Form is suitable for works of a simple content without any building service installations of a complex nature.

This version of the Intermediate Building Contract is intended for use where discrete parts of the work are to be designed by the contractor. |
- JCT 05 Minor Works Building Contract

This Form of Contract is intended for smaller projects of a relatively simple nature. There is also now a version with Contractors Design.

Current News / Changes:
The JCT have now published the JCT 05 suite which largely supercedes the 1998 forms.
The style of the various forms of contract has been brought into line and makes identifying the appropriate contract a more straightforward process.
